How cap rates are estimated
Estimated market rent (anchored to CMHC benchmarks and comparable rental data) is combined with typical operating expense ratios to produce an estimated NOI, divided by list price. Estimates are screening signals — verify rent, taxes, insurance, and condition before making an offer.
