Listings whose remarks signal seller urgency or distress: power of sale and foreclosure language, court ordered sales, estate sales, 'motivated seller' phrasing, price reductions, and seller-financing offers. Each signal is scored so the strongest opportunities surface first.
How to work the list
Filter by province, city, property type, and signal strength, then push candidates into the Deal Analyzer to confirm the numbers survive conservative assumptions. Motivated language is a sourcing signal, not a discount guarantee — always verify condition and title.
