Ontario Real Estate 2026: Teranet Data Shows a Behavioral Reset (First-Time Buyers Now 40)

Ontario’s real estate market is undergoing a behavioral reset rather than a normal price cycle, based on Teranet’s Q1 2026 Market Insights using 2025 land registry data. Transaction volumes remain below historical norms, liquidity is lower, and turnover has fallen as owners hold longer (about 17.7 years on average; Toronto non-condo owners nearly 18). First-time buyers became the largest buyer segment in 2025 (24.8% of transfers) for the first time in the dataset, but they’re entering later—average age 40—and increasingly pooling buying power, with most non-condo first-time purchases involving two or more parties on title. Investor activity is more selective and equity-backed, while losses are concentrated among 2022 peak-era buyers: 36.6% of properties bought in 2022 and sold in 2025 sold at a loss, alongside rising but not unprecedented power-of-sale activity.
